State Laws

State Cap: No statute. Arkansas has no statutory limit on residential rent increases.

Notice Period: 30 days prior to the termination date or periodic rent date for month-to-month leases (§ 18-17-704(b)).

Proof of Service: Landlords must deliver written notice by hand or by registered or certified mail (§ 18-17-303(b)(2)(C)). If sent by registered or certified mail, proof of mailing legally constitutes notice without requiring additional proof of receipt or statutory mailing buffer days (§ 18-17-303(b)(2)(C)(ii)).

Prohibited Acts: Landlords cannot increase rent for discriminatory reasons under fair housing laws or as retaliatory action for lead-hazard disclosures (§ 20-27-608; § 20-27-608).
