Proof of Service: Landlords must deliver written notice by personal delivery to the tenant, leaving a copy with a residing family member over age 15, or posting in a conspicuous place on the property (C.R.S. § 13-40-108).
Prohibited Acts: Landlords cannot increase rent as retaliation against tenants reporting habitability violations, joining a tenants’ association, or exercising statutory rights, or for discriminatory reasons under fair housing laws (C.R.S. § 38-12-509(1); C.R.S. § 24-34-502(1)).
