Month-to-Month Laws
Termination Notice – Tenants must provide at least 30 days’ written notice to terminate a month-to-month tenancy (§ 42-3202(b); § 42-3505.54). Landlords cannot terminate a month-to-month lease without “just cause” (e.g., owner move-in, substantial rehabilitation, nonpayment) and must issue written notice ranging from 30 to 180 days depending on the specific cause (§ 42-3505.01).
Increasing Rent – Landlords must give at least 60 days’ written notice before any rent increase takes effect (§ 42-3509.04(b))
