State Laws

State Cap: No statute. Wyoming has no statewide limit on rent increases.

Notice Period: No statute. While providing at least 30 days’ advance written notice for month-to-month rent increases is the standard practice in Wyoming, there is no state statute mandating a specific timeframe. On fixed-term leases, landlords cannot raise rent prior to lease expiration unless expressly authorized by the contract.

Proof of Service: No statute. There are no statutory rules governing how a rent increase notice must be served. Delivery methods should follow any process specified in the lease agreement or standard written delivery (personal hand delivery or standard mail).

Prohibited Acts: It is illegal to raise the rent for discriminatory reasons under the Wyoming Fair Housing Act (Wyo. Stat. § 40-26-103).
