State Laws
State Cap: No statute. Nevada has no statewide limit on rent increase amounts, and local government does not have the authority to enact municipal rent control caps (NRS Chapter 118A).
Notice Period: Landlords must provide at least 60 days‘ advance written notice prior to the effective date of the rent increase for month-to-month tenancies or any periodic tenancy of one month or longer. For periodic tenancies of less than one month (such as week-to-week), at least 30 days‘ advance written notice is required (NRS 118A.300).
Proof of Service: Notice must be delivered in writing (NRS 118A.300). Written notices to tenants under Chapter 118A must be served pursuant to statutory service procedures, which permit personal delivery directly to the tenant by an authorized server, mailing a copy and leaving a copy with a person of suitable age and discretion at the residence, or mailing a copy and posting a copy conspicuously on the property (NRS 118A.190(2); NRS 40.280).
Prohibited Acts: Landlords cannot increase rent as retaliation against tenants for complaining about habitability or health code violations, joining a tenant organization, or asserting statutory rights (NRS 118A.510), or for discriminatory reasons under Nevada fair housing laws (NRS 118.100).
