Pennsylvania Month-to-Month Lease Agreement

A Pennsylvania month-to-month lease agreement is a short-term rental contract between a landlord and a tenant. The agreement renews monthly, and either party may terminate it with 15 days’ notice. Month-to-Month Laws

Termination Notice: The landlord must give 15 days’ notice to terminate (§ 250.501(b)).
Increasing Rent: Pennsylvania state law has no specific rent-increase cap and defaults to a 15-day notice period to change a month-to-month tenancy. Philadelphia mandates at least 30 days’ written notice for tenancies under one year (§ 9-804(11)(a)).
