Month-to-Month Laws
Termination Notice – Landlords and tenants must each give 30 days’ notice before terminating the lease (35 ILCS 5/9-207(b)).
Increasing Rent – Illinois has no specific laws on raising rent; however, 30 days is standard. In Chicago, a landlord must notify the tenant 60 days before increasing the rent for tenants who have leased for 6 months to 3 years, and 120 days for tenants who have rented the space for over 3 years (§ MCC 5-12-130(j)(1);(2)l;(3)).
